Buyer Representation

When representing you as your Buyer's Agent, we help you identify the type of property you're looking for. We leverage today's technology and will set up a personalized search portal so you never miss a new listing that meets your parameters. We'll refer you to a qualified mortgage lender and show you properties that match your wants. It's not uncommon for us to offer you some options you may not have considered.

Once we locate the perfect home, we'll get to work negotiating on your behalf. We'll guide you through the inspection process, provide you with local utility numbers, communicate with your lender, and stay in touch while managing the closing process. We'll complete a final walk-through of the property you've purchased, review the final numbers to make sure they're accurate, and attend closing with you. After closing, you can expect to receive a copy of your settlement statement at the beginning of the following year, so it'll be handy for taxes. We have also been sending letters to our buyers in mid-November to remind them to file for owner-occupied status to reduce or keep their property taxes at the lower levels.

If you don't live in the Sioux Falls area, are planning on moving here, have been looking at homes online, and aren't currently working with a real estate agent, we can offer you some "extras." Just ask and we can e-mail the Seller's Property Condition Disclosure (not available on foreclosures), look up the building permit history, and let you know when and for how much the property last sold.
